Preparing Your Home For Sale

Many sellers mistakenly rush ahead with renovations just prior to selling. This can be a needless expense and disruption, as only certain improvements actually add value to the home. With our many years of experience, we can offer suggestions in presenting your home in the best possible light without spending an exorbitant amount. In fact most of our ideas involve no expense whatsoever, yet add thousands of dollars to the final sale price.

Establishing the Right Price

We will provide a detailed comparative market analysis to assist you with setting the right price. Sellers often want to list their home at an unrealistically high price. This can be a very costly error, as homes priced well above their actual value simply miss the market, don't attract the right purchaser and run the risk of becoming stale. The result is a much lower sale price than would have been achieved if priced properly in the first place. Remember that asking more for your home doesn't mean someone will actually pay more. The concept is no different from the overpriced store item that eventually winds up in the discount department.

Quality Promotional Material

The one page information sheets generated through the MLS system simply do not provide enough space to tell the whole story. We provide your potential buyers with full colour multi-page brochures comprising quality photographs taken throughout the home and full descriptions of all important details. In addition, we prepare a package for the buyers' agents providing them with the complete information required.

Print Advertising

Recognizing that the potential buyer for your home may live right in your neighbourhood, we send "Just Listed" cards throughout your immediate area. These are professionally printed full colour 6 x 8 cards delivered directly to houses within a few days of listing your home for sale.

Newspaper Advertising

We advertise in a wide variety of newspapers and magazines at no cost to you, choosing the correct media for each individual home listed for sale. These may include The Toronto Star, Globe and Mail, National Post, The Real Estate Book, The Real Estate News, Mississauga News, Oakville Beaver, Burlington Post and a variety of other publications appropriate for the sale of your home.

Internet Exposure

The internet has become an increasingly important medium for promoting homes. In addition to featuring homes on our own propertiesplus.ca site, we feature all our listings on the very popular mls.ca, homestore.ca and royallepage.ca sites. This ensures broad internet coverage through all the publicly viewed sites.

Agent and Public Open Houses

Agent open houses provide an excellent opportunity for real estate agents to tour your home, thus avoiding a series of individual inspections. It is important to note that we spend significant time and effort promoting your home to the brokerage community as well as the general public. We recognize that agents like to direct their clients to homes listed by helpful and cooperative agents. Public open houses may also be helpful, serving as yet another vehicle to expose your home to the market.

Keeping You Informed

It is very important that you be kept aware of all activities related to the sale of your home and changes to local market conditions. We will provide copies of all promotional materials and advertisements and report all feedback from open houses and agent showings.
